Doug Rhoads is a commercial real estate broker based in Atlanta, Georgia, serving clients across Georgia and the broader Southeast. The practice is built around four service pillars — commercial sales, 1031 exchange advisory, investment brokerage, and retirement property strategies — and seven property specializations spanning auto repair, QSR / fast food, NNN net-lease, restaurants, retail strip centers, industrial and flex, and medical office buildings.
Every client engagement is led personally by Doug. The work is not handed off to junior associates; the broker you talk to in the first call is the broker who handles the BOV, runs the marketing, negotiates the offer, and closes the deal.
Background
Doug was born in Hawaii and split his upbringing between the islands and Maryland, where his father was stationed at the Pentagon. Growing up in a military family instilled the values that still guide how he does business today: honesty, integrity, and a genuine commitment to looking out for the people he works with.
With limited career opportunities in Hawaii, Doug left the islands at 20 and eventually settled in Georgia in his late twenties, where he built a successful career in automotive sales. A shift in family obligations led Doug to look for a new path — one that would put his sales background and market instincts to work in a bigger way.
A friend developing gas station convenience stores asked him to help scout property locations, and it didn’t take long for Doug to realize that doing the job right meant getting licensed. He earned his Georgia real estate license in December 2004 and has been in commercial real estate ever since.
Doug started his brokerage career at Power Realty Partners under broker Kirk Driskell, staying with the firm until it was sold in 2017. He then joined Palmer House Properties, where he practiced from 2017 to 2022, before joining Capital Growth Buchalter LLC, where he is currently affiliated with broker Greg Craft.
Across two decades in the industry, Doug has built his practice on the same foundation his upbringing gave him: straight answers, dependable follow-through, and a focus on doing right by the client on the other side of the deal.
How We Work
A few things that distinguish the practice, and that are worth being explicit about:
Direct involvement on every engagement
Doug personally handles every client engagement from first call to closing. There is no junior associate, no handoff, no “let me check with my team.” The trade-off is deliberate: a smaller book of active engagements at a higher level of attention, instead of a larger book at a thinner level.
Exclusive engagements only
We work on exclusive listings and exclusive buyer representations. Open arrangements dilute marketing investment, create confusion in the broker community, and consistently produce worse outcomes. The exclusive structure is what justifies the work that produces results.
Written, transparent updates
Every active listing gets weekly written status updates — inquiries, showings, market feedback, recommended adjustments. Every active buyer engagement gets regular property update emails with quick yes/no decisioning. No silence, no surprises.
Honest valuations
The BOV is honest before it’s optimistic. Sellers who hire us based on a high BOV that doesn’t hold up in the market end up frustrated and re-listed at a lower price six months later. We’d rather lose the listing to a competing broker willing to inflate the number, and either be proven right or earn the re-listing.
Property-type specialization
The seven categories on the property specialization section are the categories where we have meaningful repetition and depth. We’re direct about fit; if a property falls outside these categories and the underwriting and transaction skill set doesn’t transfer well, we’ll say so and refer.
Service Area
Primary market is the Atlanta MSA — including the City of Atlanta and surrounding counties (Fulton, DeKalb, Cobb, Gwinnett, Cherokee, Forsyth, Henry, Clayton, and others). Active across broader Georgia. Selective across the Southeast (Florida, South Carolina, North Carolina, Tennessee, Alabama) — particularly for net-lease and QSR investment properties where the geographic constraint is naturally looser.
