  2. Within 3–7 days — listing agreement prepared, BOV-backed pricing strategy confirmed, marketing plan outlined.
  3. Within 10–14 days of listing agreement signing — listing live on CoStar, Crexi, LoopNet; financial package complete; photography scheduled; off-market outreach begins.
  4. Ongoing — weekly written updates, market feedback, strategy adjustments.
  5. Offers, contract, due diligence, closing — standard CRE transaction path through to the deed.

Frequently Asked Questions

How is your commission structured?

Commercial real estate commission rates are negotiable and depend on property type, price point, and complexity. We discuss this directly in the initial call and confirm it in the listing agreement. Cooperating broker fees (paid to a buyer’s broker) are included in the total.

How long is the listing agreement?

Standard exclusive listings run 6–12 months depending on property type. Net-lease and stabilized investment property listings often run shorter; specialty and owner-user properties often run longer because the buyer pool is narrower. Terms are negotiated upfront.

What if the property doesn’t sell within the listing period?

We agree on next steps before the agreement starts. Common options include re-pricing and extending, withdrawing the listing, or moving to a different marketing strategy. The conversation happens openly throughout the listing — no surprises at the end.

What if I receive an unsolicited offer during the listing?

All offers — solicited and unsolicited — are funneled through the listing agreement. We evaluate every offer, negotiate, and bring you the best terms achievable.

Do you accept listings for properties outside Atlanta?

Primary market is the Atlanta MSA and broader Georgia. Active across the Southeast (Florida, the Carolinas, Tennessee, Alabama) for certain property types. For properties further afield we may refer to a partner broker.
