Sell Your Commercial Property

You’re considering selling a commercial property — or you’ve decided to sell and want to start with a serious valuation conversation. This page is for both.

The first step is a Broker Opinion of Value (BOV). The BOV is a written valuation analysis grounded in current Atlanta-market comparable sales, income capitalization at the cap rate the market is actually paying for your property type, and replacement cost as a sanity check. There is no cost to receive a BOV and no obligation to list with us afterward.

What You Get

  • Written valuation document — comparables, math, and a recommended pricing strategy
  • Market context — what’s selling, what’s not, current cap rate ranges for your property type
  • Listing strategy outline — how we’d market the property, expected timeline, typical buyer pool
  • Direct conversation with Doug Rhoads — not handed off to a junior associate

Most BOVs are delivered within 5–10 business days of the intake call, depending on property type and data availability.

Who This Is For

  • Owners actively considering a sale
  • Owners with an unsolicited offer who want to test the market before accepting
  • Owners preparing for a 1031 exchange on the proceeds
  • Estate executors, trustees, and family members handling commercial real estate dispositions
  • Owners who haven’t decided whether to sell but want to know what the property would bring today

What Happens Next

  1. Within one business day — confirmation email and a brief call from Doug to clarify property details and answer initial questions.
  2. Within 5–10 business days — written BOV delivered.
  3. Follow-up conversation — walk through the valuation, answer questions, discuss whether and how to proceed.
  4. No obligation — you decide whether the next step makes sense. If listing fits, we move to a listing agreement. If not, you have the valuation for your records.

Frequently Asked Questions

Is the BOV really free?

Yes. There is no charge to receive a Broker Opinion of Value as part of a listing conversation, and no obligation to list with us afterward.

What if I’m not ready to sell yet?

That’s fine. Many owners get a BOV 6–24 months before listing, both to inform their planning and to track how the property’s value is moving with the market. We’ll deliver the BOV either way.

Do you sell properties outside Atlanta?

Primary market is Atlanta and the Georgia metro areas, with active coverage of the broader Southeast (Florida, the Carolinas, Tennessee, Alabama). For properties outside this region, we may refer to a partner broker.

What property types do you handle?

See our property type specializations → Auto repair, QSR, NNN net-lease, restaurants, retail, industrial, and medical office are our deepest categories.

Will you market my property if I’m not exclusive with you?

We work on exclusive listings only. The BOV conversation doesn’t require exclusivity; only the subsequent listing agreement does.
